What a proper split system clean actually involves
A split system has two halves: the indoor head on your wall and the condenser unit outside. The indoor head pulls the whole volume of the room across a cold, wet evaporator coil several times an hour. Dust, skin cells, pet hair and pollen stick to that wet metal, and within a season or two you have a layer of biofilm growing on the coil fins and on every blade of the barrel fan behind them.
That is why a filter rinse changes nothing. The filter sits in front of the coil and only catches the coarse dust. The mould, the black specks and the musty smell at start-up are all behind it, on parts you cannot reach without taking the unit apart. A real split system clean means stripping the casing, bagging the unit, and pressure washing the coil and fan until the run-off goes clear.
We also clear the drain tray and the drain line. Most "my aircon is leaking" calls in Perth are not a fault at all — they are a drain line packed with biofilm, backing up into the tray and overflowing down the wall. Clearing it costs nothing extra on the day and prevents plasterboard damage later.
Outside, the condenser coil gets clogged with dust, lawn clippings and sea spray. A blocked condenser makes the compressor work harder for the same cooling, which you pay for every month on your power bill.

How we clean a split system
Four steps, about 60 to 90 minutes per unit.
- 1
We cover everything
Power off at the isolator. Sheets down, and a catch bag strapped under the head so nothing drips on your wall or floor.
- 2
We open it up
Cover, filters and louvres come off. Now the evaporator coil and the barrel fan are exposed — that is where the dirt and the mould live.
- 3
We spray and soak
A non-caustic sanitiser goes on the coil and the fan and is left to dwell so it lifts the grime instead of just moving it around.
- 4
We rinse and put it back
Pressure rinse until the water runs clear, flush the drain, dry everything, refit and test. Photos before and after.

Once a year for most Perth homes. Every six months if you have pets, allergies or asthma, if you are close to the coast, or if the unit runs most of the year.
The filter only catches coarse dust. The mould grows behind it on the evaporator coil and the barrel fan, and those parts can only be cleaned by stripping the unit and pressure washing it.
Yes. That smell is mould on the fan and the coil. Removing it mechanically removes the smell permanently, which is why we do not carry deodorising sprays.
Usually not. It is almost always a drain line blocked with biofilm, which we clear as part of every clean. If it turns out to be a fault we show you the photo and tell you to call a licensed refrigeration mechanic.
Yes. Multi-head systems are priced per indoor head — the first at $210 or $290 and each extra head at $90.
