Ducted air conditioning
cleaning in Perth
Residential ducted aircon cleaning: the fan coil sits in your roof space, with flexible ducts running to a ceiling outlet in each room. We clean the return air grille and filter, the indoor coil, the duct runs and every outlet — so the whole house stops breathing recycled dust.
$250 fixed · 60–90 minutes on site · photo report of the roof space
A ducted system is a lung the size of your house
Ducted air conditioning moves the air of your whole home through one machine. The return air grille — usually the big grille in a hallway or ceiling — sucks air in, that air passes through a filter and across the indoor fan coil sitting in your roof space, and then it is pushed back out through flexible ducts to an outlet in each room.
Everything the house produces ends up at that return air filter: dust, pet hair, lint, cooking grease, renovation dust. When the filter loads up, the airflow drops and the fine particles that get past it settle on the wet coil behind it. Then the system blows that air into every bedroom at once.
In Perth roof spaces we also routinely find crushed or disconnected flexible duct, rodent damage and insulation debris sitting inside the duct runs. We photograph all of it, whether or not we can fix it, so you know what is actually above your ceiling.
A ducted clean is not a repair and not a rebuild. It is the return air, the filter, the fan coil, the duct interiors and the outlets — the five places the dirt actually accumulates. Despite the scale, the time on site is about the same as a split system and its outdoor unit.

How we clean a ducted system
Four steps, about 60 to 90 minutes on site.
- 1
We check the roof space
We go up and look at the return air box, the filter and the fan coil sitting in your roof, and photograph what we find.
- 2
We pull down the grille
Return air grille and filter come down and get washed. That is where most of the house dust gets sucked in.
- 3
We clean the coil and vacuum the ducts
The fan coil is cleaned and sanitised, then we vacuum the flexible ducts so the dust leaves the house instead of landing in it.
- 4
We wash every outlet
Each ceiling outlet comes off, gets washed and goes back. Then we check the airflow in every room.

Ducted cleaning — your questions
$250 fixed for a standard home ducted system, including the return air grille and filter, the fan coil, the duct runs and every ceiling outlet.
About 60 to 90 minutes on site — roughly the same as a split system and its outdoor unit. Very large homes with many outlets can take longer, and we tell you before we book.
Yes. The flexible duct runs are vacuumed with brush agitation so the debris is drawn back to the collector instead of being pushed into the rooms.
Once a year for most Perth homes. More often after renovations, with pets, or if anyone in the house has asthma or allergies.
Yes, and we send a dated photo report of every outlet and the fan coil, which is usually what a property manager asks for.
We photograph it and tell you. We do not repair, install or regas, so there is nothing in it for us to find a problem.
